About TVM Construction
A custom home is a few thousand decisions, and most of them are buried before you ever see them. How a builder makes those decisions — when nobody is watching — is the whole job.
What We Stand On
The parts of your home you will never see get built the same way as the parts you will.
Drywall covers a lot of decisions. Whether the strapping is right, whether the block is filled where it should be, whether the flashing was done properly or just done fast — a homeowner can't inspect any of it a year later. So it has to be right the first time, and someone who cares has to be standing there when it happens.
Florida code is a floor, not a target. We build to what the house actually needs in this climate — for wind, for water, for the way heat and humidity work on a structure over thirty years. Where the extra cost is small and the consequence is large, we spend the money. Our clients tell us they find details behind the walls they never asked for. That's on purpose.
The owner of this company is on your job site — not behind a desk, and not on the phone from another county. There is no hand-off to a project manager. The person who priced your home, hired your subs and answered your first question is the same person walking your slab pour and your final punch list. You get one number to call, and it's answered.
We price in line items, not vague allowances that quietly grow. You see what each trade costs and what each selection costs. If something changes, you see the cost impact in writing before we proceed — never at closing. The number we quote is the number our clients pay, and that is the single thing they mention most.
A full punch walk, a proper home orientation, and warranties that are written down: one year on workmanship, ten years structural. We are still the ones who answer the phone in year two. The homes we build are in the towns we live in, and we intend to keep building here.
There were a bunch of little details, even behind the walls where no one will ever think to look, that they included — and it surprised us.

How We Work
Not upgrades, not a package you buy up into. These are the defaults on every TVM home, and they are the reason our clients stop worrying about the parts they can't see.
Where the standard came from
TVM Construction is built on twenty-six years of custom home building in this market. Our founder came up inside his father's company — MVM Custom Homes — learning the business from the framing stage forward, on real job sites in these same towns, long before he ran one himself.
That is where the standard on this page came from. Not a brand book. A father who wouldn't let a wall go up crooked, and a market — Sarasota, North Port, Port Charlotte — where a builder's name travels fast in both directions.
TVM is its own company today, licensed in its own right. But the crews, the trade relationships and the way a house gets built have a quarter-century of history behind them, and we don't intend to be the generation that spends it.
Licensed & Insured
TVM Construction LLC holds a Certified Residential Contractor license through the Florida DBPR. Licensed and insured in the State of Florida.

Warranted in Writing
A one-year workmanship warranty and a ten-year structural warranty on every home we build. Not a talking point — a document you keep.

Who You'll Deal With
The owner. On your site, through your whole build — no hand-off to a project manager, and one number that gets answered.
In Their Words
No surprise charges, no number creeping up on us at the end. What he quoted is what we paid, and Tim was straight up with us the entire time — with sub prices and updates consistently. For our first time building a home, we didn't know anything about the process, and that honesty meant everything to us.
Already recommended them to two of my friends. Couldn't be happier with our house and the quality. There were a bunch of little details, even behind the walls where no one will ever think to look, that they included — and it surprised us. Our friends and family always compliment our home, and especially our kitchen.
First time building, and I was honestly terrified about it. But their crew kept us in the loop the whole way — every week we knew what was going on and what was next. The house was done right when he said it would be, back at our first meeting, which after everything our friends went through building down here, I still can't believe.
Great builder. On time, on budget, beautiful home. Told us about future hidden costs for a few upgrades we wanted to do. Tim is a good guy and runs an honest business. Highly recommend to anyone building in the Sarasota area.
Thank you for treating our home like it was your own. We'll be in here a long time and we'll think of you every time someone asks who built it.
Built us a great house, didn't lie to us, finished on time. That shouldn't be rare. Thank you, Tim.
Where We Build
We build on your lot, or we can help you find one. Lot review comes before design — flood elevation, required fill, setbacks and utility access all move a budget, and it's better to know before the plans are drawn than after.
Don't see your area? We may still build there. Ask us.
Let's Build Something
No cost and no pressure — just an honest talk about your lot, your vision, and what it will really take to build it. You'll be talking to the owner.
